Investopia Conference 2023 Discusses Global Real Estate And Private Equity

Highlighting opportunities for investors in different segments of the markets was the main point of discussion by industry leaders, in a session titled Global Real Estate and Private Equity: Investing in an Evolving Landscape, during Investopia 2023.

The panel hosted Margaret Anadu, Senior Partner, The Vistria Group; Michael Campbell, Head of Real Estate Investments, Mubadala; Ryan Williams, CEO, Cadre; and Erik Kaas, Chairman Europe & Partner, Partners Group.The panel discussed the state of the global real estate and private equity markets, looking at whether commercial real estate and housing will be resilient in the face of higher interest rates and wider dispersion across the market.

Michael Campbell,Head of Real Estate Investments, discussed Mubadala’s focus shift on logistics and private credit, citing the impact of e-commerce and the pandemic on supply chains. Emphasizing the need for new logistical spaces closer to home or with easier transport. Mubadala scaled to Asia and Japan in 2021-2022 and believes it will continue to be a megatrend.

Erik Kaas, Chairman Europe & Partner, Partners Group, shed light on the impact of rising interest rates on real estate investments. He mentioned that the increase in rates means that people have less money to invest in real estate and are forced to sell, resulting in opportunities for buying assets. The traditional core assets are not a good place to be, so the strategy has moved globally towards value-added and opportunistic investments in distressed sellers, repositioning buildings towards Environmental, social, and corporate governance, and green field investments. Investments need to be more resilient in the future with better pricing strategy. Buildings need to be sustainable and have amenities and porter services.

Margaret Anadu, Senior Partner, The Vistria Group,said that the US real estate landscape has been favourable due to an abundance of capital and new investors, credit loosening up, and declining interest rates for 8 years. However, the current environment of inflation and potential recession will lead to a counterbalance in the sector. Anadu believes that the US is about to see a big spread in terms of asset classes, and this is just the beginning.

Form his end, Ryan Williams, CEO, Cadre said that their platform focuses on hyperlocal markets and sectors for growth, while also including investors globally in real estate opportunities. They use technology, data science, and relationships to build a high-quality portfolio that has held up well. A third of their investors are non-US. Williams believes there is a window of a lifetime, encouraging investors to be braver and more fearless.There will be people who will need more capital and their platform was created to bring these opportunities to the masses.

Panellist shared their advice and opportunities in real estate during the panel, Michael Campbell suggested focusing on residential properties and logistics, while Erik Kaas recommended investing in value-added properties with short leases and properties in the life sciences sector. Margaret Anadufavoured acquisitions in the lower cost segment of the residential market to correct the supply vs demand imbalance. Ryan Williams recommended investing in mid-cap real estate deals with unique rescue capital in certain sectors and to be fearless while others are fearful to find opportunities.
